The Early Days

The first business created by serial entrepreneur, Eddie Davis, Coastal Realty & Property Management began in Tamarindo, Costa Rica in 2006. Having been a top broker by sales in the Gold Coast by age 25, Eddie created a firm with a huge focus on digital marketing…primarily servicing foreign investors interested in the Nicoya Peninsula and hosting 1000s of visitors each year via the property management & vacation rental service.

Purchase and sales of 2nd homes/condos, development parcels/fincas and even representation of North American REITs made up the buy/sell side of the business with vacation rental management spanning everything from condos to mansions.

A Refocus on Luxury & Digital Services

Having worked in software and digital marketing for high tech companies in the US during his 30s while still owning CRPM, Eddie continued to build the company’s digital footprint to the point that it became clear the company was a resource to buyers and sellers across the country, with a significant portion of the local/Tico market following the company on social media as well.

With requests for services coming from all over the country to a local team that could only serve the area surrounding Tamarindo, the firm pivoted to delivering local services in each geographic market via a network of 5-star professionals.

You’ll still find a range of Costa Rica properties such as homes, condos, farms, and commercial real estate as well as accomplished managers of multi-unit complexes, and HOAs/COAs in Tamarindo, Langosta, Hacienda Pinilla, Avellanas, Playa Grande, Playa Conchal, Flamingo, Brasilito, Potrero, Playa del Coco, and Playa Hermosa, but the firm now can be a resource across both coasts of Costa Rica.

As a foreign investor, it often makes sense to hold real property within a corporation. Your choice of Sociedad Anonima (SA, C-Corp) versus Sociedad Responsibilidad Limitada (SRL/LLC) will impact your tax holdings at home if you are US citizen.

You’ll also need to hold your annual meetings and ensure your annual dues are paid.

Founder/Network Manager – Eddie Davis hails from Atlanta, Georgia, USA. He came to Costa Rica with a degree from Emory University in 2003.

Beginning his real estate career in sales, he became a top agent and broker by age 25 and later becoming licensed in the United States as well.

Seeing the gap in the market for property management firms that also understood digital marketing for vacation rentals, he also built a property management company that grew quickly…managing small condos, mansions and HOAs/COAs.

With many global business interests that shared high-performance digital marketing as a core driver of success, he decided to evolve Coastal Realty & Property Management to a network-delivered model where he could provide a broader set of resources to the foreign market seeking ethical, proactive real estate services across both the Pacific and Caribbean coasts of Costa Rica.
